Subject Title
Real Estate Law II

Subject Description
In this subject students are taken through the steps of a standard residential real estate transaction from receipt of the agreement of purchase and a sale through closing and post-closing. Students learn the additional procedures involved in the purchase of a new home and the purchase of a cottage property. Students also learn about the procedures involved in the sale of a property under power of sale.

Credit Status
This is a credit subject applicable towards the Seneca Law Clerk Diploma Program offered through the School of Legal, Public, and Office Administration and the Faculty of Continuing Education and Training.

Learning Outcomes
Upon successful completion of this subject the student will be able to:

1. Demonstrate an understanding of and the ability to complete the steps of a standard residential real estate transaction.

2. Open and organize a residential real estate file, and create appropriate letters.

3. Revew Agreement of Purchase and Sale.

4. Demonstrate an understanding of the use of title insurance.

5. Review a search of title and prepare requisitions on title.

6. Prepare relevant legal documentation.

7. Demonstrate an understanding of the components of a Statement of Adjustments.

8. Demonstrate an understanding of closing procedures.

9. Close and report the transaction.

10. Demonstrate an understanding of issues related to the purchase of a new home and rural properties.

11. Review documents necessary for power of sale proceedings.

12. Prepare documents and letter required for a residential real estate transactions.

13. Produce written material that is coherent, logical and substantially free of grammatical and spelling errors.

14. Demonstrate an attitude of professionalism, as evidenced by an ability to meet deadlines, complete assignments and perform tests and in-class assignments as scheduled.

15. Demonstrate achievement of the following learning outcomes related to essential employability skills:

a. communicate clearly, concisely and correctly in the written, spoken, and visual form that fulfills the purpose and meets the needs of the audience.
b. respond to written, spoken, or visual messages in a manner that ensures effective communication.
c. execute mathematical operations accurately.
d. apply a systematic approach to solve problems.
e. use a variety of thinking skills to anticipate and solve problems.
 f. locate, select, organize, and document information using appropriate technology and information systems.
g. analyze, evaluate, and apply relevant information from a variety of sources.
h. show respect for the diverse opinions, values, belief systems, and contributions of others.
 i. interact with others in groups or teams in ways that contribute to effective working relationships and the achievement of goals.
 j. manage the use of time and other resources to complete projects.
k. take responsibility for one's own actions, decisions, and consequences.

Camera Use and Recordings - Synchronous (Live) Classes
Synchronous (live) classes may be delivered in person, in a Flexible Learning space, or online through a Seneca web conferencing platform such as MS Teams or Zoom. Flexible Learning spaces are equipped with cameras, microphones, monitors and speakers that capture and stream instructor and student interactions, providing an in-person experience for students choosing to study online.

Students joining a live class online may be required to have a working camera in order to participate, or for certain activities (e.g. group work, assessments), and high-speed broadband access (e.g. Cable, DSL) is highly recommended. In the event students encounter circumstances that impact their ability to join the platform with their camera on, they should reach out to the professor to discuss. Live classes may be recorded and made available to students to support access to course content and promote student learning and success.
